Caixa anunciou que redução das taxas de juros para 9% ao ano facilita o acesso à casa própria e estimula o mercado imobiliário

A Caixa Econômica Federal divulgou nesta segunda-feira (16) que decidiu reduzir os juros para financiamento da casa própria e aumentar o percentual do valor a ser financiado para compra de imóvel usado. O percentual do valor a ser financiado sobe de 50 para 70%.

A instituição também elevou a cota de financiamento de imóveis usados de 50% para 70% e reabriu uma modalidade que estava suspensa, a chamada operação "interveniente quitante" (imóveis com produção financiada por outro agente financeiro). As novas taxas já estão em vigor.

As taxas mínimas de juros pelo SBPE passaram de 10,25% a.a para 9% a.a, no caso de imóveis dentro do SFH (Sistema Financeiro de Habitação) e de 11,25% a.a para 10% a.a, para imóveis enquadrados no SFI (Sistema de Financiamento Imobiliário).

Entre os maiores bancos do país, a Caixa era o único que ainda cobra juros de dois dígitos no crédito imobiliário - ainda que o movimento de corte dos concorrentes não tenha exatamente mudado o quadro de "seca" para o mercado imobiliário no último ano. O presidente do banco, Nelson de Souza, destacou o aumento da cota do empréstimo para imóveis usados.

O anúncio da Caixa foi bem recebido pelo mercado como medida de estímulo para a economia.

No total para 2018, o banco vai disponibilizar R$ 82,1 bilhões para o crédito habitacional.

Segundo a Caixa, a queda da taxa de juros de 10,25% para 9% representa, em 20 anos, uma diferença de R$ 25,1 mil de juros no bolso do comprador.

"Tendo em vista que o mercado imobiliário, em muitas cidades como São Paulo, já iniciou seu processo de retomada, essa medida potencializa o círculo virtuoso da recuperação do setor", diz Celso Petrucci, economista-chefe do Secovi-SP.
